How does the flow of renting apartment with YJP looks like?

What documents do I need to submit?

  1. Copy of the passport
  2. Copy of Residence Card
  3. Proof of Financial Support

These are the three core documents necessary to submit when applying for a rental apartment in Tokyo. Depending on the applicant’s profile, some additional documents may be required.

 

What are the upfront costs for a rental apartment in Tokyo?

  1. Rental Fee – 2 months in advance
  2. Deposit Money – usually 1 month
  3. YJP Service Fee – usually 1 month (this may vary due to campaigns, etc.)

 

Do I need a guarantor to rent an apartment?

If you rent a place with YJP, there is no need to have a guarantor or pay guarantor fee.

 

What is Security Deposit and why do I have to pay it?

First of all, let us briefly explain the meaning of a security deposit.
敷金 – しききん – Shikikin – Security deposit – the money you give to the landlord at the commencement of the rental period. In a situation where you would be required to pay for damage that you caused intentionally or accidentally during the stay, the repair costs will be deducted from the security deposit. Additionally, if there is a need for repair/cleaning at the time of moving out from the apartment, the expenses will be deducted from the security deposit, and the remainder will be refunded to you.

 

Is it possible to find a rental apartment in Tokyo if I don’t speak Japanese language?

With Your Japan Properties, it is not necessary to know a single word in the Japanese language to rent a place in Tokyo. All information is available in English and our team can assist you in Chinese, French, and Russian. We create an atmosphere where you can study Japanese at your leisure and are not overwhelmed by a sudden need to learn specific terms.

 

How can I pay the rent?

All payments for the rental apartment in Tokyo can be made by credit card.

 

How long is the lease contract?

A standard lease contract is 1 year. For shared housing rental period might be 6 months and 1 year.

 

Can I cancel my leasing contract before it ends?

Yes, it is possible to end the contract within the 12-month rental period. However, due to the early termination of the contract, a penalty fee equal to one month’s rent will be applied.

 

Can I renew the contract?

It depends on the property, but generally, it is possible to extend the contract. It is necessary to inform Your Japan Property at least 2 months in advance if you wish to stay in the same place for an additional year. Also, for some listings, it is required to pay a contract renewal fee equal to one month rent.

 

Do you have furnished apartments?

All rental apartments on our website are non-furnished, but we do offer additional “Furnish Your Apartment”  service with different plans. The shared housing and shared apartments are mainly aimed at students, thus we have fully furnished them in advance.

 

Can I move to a rental apartment in Tokyo with my pet?

It depends on the property. Some property owners allow to move-in with a pet, however, they usually ask for an additional security deposit.

 

How can I pay for the utility fees?

Utility payment slips will be delivered straight to your home address. You can pay them via post office or convenience store. If you are unfamiliar with this payment method please do not worry as we will explain it. Please note, that in Japan utility payments can be made only by cash.

 

Can I rent a place together with a friend? Will it increase the rental fee?

It depends on the property and property management company. Some property owners allow two tenants and in this case, each tenant must sign the contract. However, it is not an issue if you stay in YJP sharehouse or shared apartments. There is no restriction on staying in a rental apartment in Tokyo with a friend and it does not affect the monthly rental fee.

 

How long does it take to rent a place?

It depends on the applicant. If you made up your mind about the place you want to stay and have funds necessary to move-in, it will take roughly 2 weeks to complete all the paperwork and to close the deal.

 

Can I apply without viewing the place?

It is possible to apply for the apartment without viewing it in person. However, we highly suggest that you visit the property before you sign the contract since it is required to pay a penalty fee in case you cancel it afterward.  

 

Can I sign the lease contract while I am not in Japan? Can I sign it and email it back to you?

It is possible to rent an apartment while being overseas. However, we would kindly ask you to pay for the apartment in advance, to secure it from other applicants. 

 

I can not find a suitable rental apartment in Tokyo on the YJP website. Do you have more options?
